What is included in a tune-up
A My AZ Pro tune-up is a hands-on inspection and cleaning of the parts most likely to fail in Arizona. It typically includes:
- Electrical checkWe test capacitors, contactors and wiring connections, the parts that fail most often in extreme heat.
- Refrigerant pressuresWe check operating pressures and temperatures to spot leaks or charge problems early.
- Coil inspectionWe inspect the outdoor and indoor coils and recommend cleaning when dust buildup is hurting efficiency.
- Condensate drainWe clear the drain line and test the float switch to help prevent water damage and shutdowns.
- Airflow and blowerWe check the filter, blower motor and airflow across the system.
- Thermostat and controlsWe confirm the thermostat is reading and cycling correctly.
- Heating check in the fallWe test heat strips, heat pump defrost operation or furnace ignition and safety controls.
Why maintenance matters more in Arizona
An air conditioner in Surprise can run for thousands of hours a year. That long run time, combined with extreme heat, dust storms and monsoon surges, wears parts out faster than in milder climates.
Maintenance catches a weak capacitor, a clogged drain or a dirty coil before it turns into a breakdown on a 115°F afternoon. A clean, properly charged system also uses less electricity, which adds up quickly over an Arizona summer. And a well-maintained system usually lasts longer before it needs to be replaced.
When to schedule
We recommend two visits a year:
- Spring (March to May): an AC tune-up before the first 100°F days
- Fall (October to November): a heating check before the first cold nights
- After a major monsoon storm or power surge, if the system is acting differently
What you can do between visits
- Check your air filter monthly in summer and replace it when it looks dirty
- Keep plants and debris at least two feet from the outdoor unit
- Gently rinse dust off the outdoor coil with a garden hose (power off, never a pressure washer)
- Keep supply and return vents clear of furniture and rugs
- Pay attention to new noises, smells or longer run times and call early
Signs your system is overdue for maintenance
- It has been more than a year since your last tune-up
- Your energy bill is higher than last summer
- The system runs longer to reach the same temperature
- You notice new buzzing, rattling or squealing
- There is water around the indoor unit
- Some rooms are warmer than they used to be
Maintenance for Surprise and Sun City West homes
Many homes in Surprise and Sun City West have systems that are 10 years old or more. Regular tune-ups are one of the most affordable ways to get the most years out of that equipment and avoid a surprise breakdown during the hottest part of the summer. If your system is nearing the end of its life, a tune-up also gives us a chance to let you know honestly, so you can plan ahead instead of replacing it in an emergency.
